Preconstruction

Every construction project has unique requirements that necessitate careful planning for successful execution. The Preconstruction phase is more than just planning; it shapes the entire project. Every detail and decision made during this stage significantly impacts the final outcome, making it the most critical phase of any construction endeavor.

Our preconstruction services provide a comprehensive understanding of the plan, budget, and schedule, ensuring alignment with expectations and laying the groundwork for successful project delivery. A key aspect of this process is identifying and addressing potential issues early, enabling us to proactively mitigate challenges before budgets and timelines are finalized. This thorough preparation enhances efficiency, conserves resources, improves quality, and adds value.

We view preconstruction as the starting point of a seamless, high-quality building experience that establishes a solid foundation for success from day one.

Project Delivery / Collaboration

Mason has extensive experience with a variety of project delivery methods, including Design-Build, Design-Assist, Design-Bid-Build, and other variations. Our approach is centered on collaboration, and we believe that our preconstruction expertise is what sets us apart from the competition.

We are passionate about delivering projects through true collaboration between the Designer, Owner, and Builder. Early integration between all parties, including trade partners, brings critical expertise to the table at the right time. This ensures that the design is optimized and costs are kept in check, ultimately benefiting our clients.

While different delivery methods have their own nuances, they all share a common goal: to harness the talents and insights of all participants. By working together, we can optimize project outcomes, enhance value for the owner, reduce waste, and achieve the best results for all stakeholders.

Cost Estimating

Our team utilizes up-to-date historical pricing and analytics to produce accurate, attainable estimates. We provide milestone estimates at every design phase, along with interim cost updates to keep the team informed as plans evolve.

Our process includes documenting design changes through a Cost Evolution Log, giving the team “real-time” cost data. This interim cost tracking empowers the team to make informed decisions about the project scope as the design progresses, ensuring that budgets remain aligned with project goals.

Value Engineering & Analysis

During the Preconstruction phase, we collaborate closely with the project team to understand the goals and key deliverables. Our role is to research and provide guidance on where adjustments can be made to reduce costs without compromising performance, quality, or long-term maintenance. The aim is to keep your project on budget while preserving the original design intent.

In light of recent supply chain challenges, including frequent labor and material shortages and price fluctuations, we take a proactive approach. We continuously research alternative materials and products, advising on changes that can help mitigate cost increases or scheduling delays—without sacrificing performance or quality.

Constructability

Constructability is a cornerstone of our cost and quality control process. We leverage our in-house expertise, and when necessary, independent consultants, to review plans and specifications. This allows us to identify opportunities to reduce costs by modifying details or construction methods, without compromising performance, quality, or long-term maintenance.

Additionally, we provide guidance on how to extend the building’s life cycle by minimizing ongoing maintenance needs. We believe this process should be initiated early in the design phase to maximize efficiency and ensure long-term value for the project.

Schedule & Long-lead Item Management

At Mason Builders, we believe that effective scheduling is the roadmap to a project’s success. Our team has a proven track record of completing projects on time. Continual monitoring and updating of the project schedule is essential, but we understand that challenges inevitably arise. What sets Mason Builders apart is our ability to develop creative solutions to overcome these obstacles.

As a General Contractor, problem-solving is one of our most critical roles, especially in today’s environment of supply chain disruptions. Items such as paint, metal joists and decking, plastic laminate, insulation, and even screws—materials that were once easy to source—now require careful planning. We are intentional about staying informed on lead times for all materials to prevent potential delays.

We anticipate these challenges by tracking supply trends and creating early bid packages for key materials and equipment, ensuring timely procurement and delivery to keep the project on schedule.

Sustainability

More than just a catchphrase, we are deeply committed to sustainable construction practices. With several LEED Accredited Professionals on our team, we can provide effective strategies to enhance your building’s energy consumption, improve water efficiency, reduce CO2 emissions, and elevate indoor environmental quality. Our goal is to create sustainable spaces that benefit both the environment and your bottom line.
